A direct booking is one a guest makes with you, not through Airbnb, Booking.com or Agoda, so no booking site takes a commission. To take them safely you need three things: a page where guests can see your prices and free dates, a clear way to pay you (GCash, QR Ph or bank transfer), and one calendar so a direct booking closes those dates on every site.
Why direct bookings are worth it
On a booking site, a commission comes off every stay, whatever percentage your contract says. On a direct booking, it does not. Returning guests, referrals and people who find you on Facebook are the easiest direct bookings to win, because they already trust you.
The risk is doing it by chat. A guest messages on Viber, you agree on dates, they send GCash, and you forget to block the dates on Airbnb. That is how many double bookings start.
What a good direct booking setup looks like
- Real prices and real availability. The guest picks dates and sees the total, including cleaning, before they message you.
- A deposit. Asking for part of the total up front stops holds that never turn into a stay.
- Payment methods Filipinos actually use. GCash, QR Ph (which works with any bank or e-wallet app), bank transfer through InstaPay or PESONet, or cash on arrival if you are comfortable with that.
- A reference to match. For GCash and bank transfers, the guest sends the reference number from their receipt, so you can match the money to the booking.
- One calendar. The booking must block the dates on every other site at once.
How it works in UpaKwarto
Every property on UpaKwarto can have its own booking page, on every plan including Free. You choose which payment methods to accept and whether to require a deposit.
- The guest picks dates and sees the price, calculated from the rates and seasons you set.
- They enter their details and choose how to pay.
- The nights are held while they pay. A booking waiting for payment holds the dates for 2 hours; a request you confirm by hand holds them for 48 hours. If nothing happens, the nights go back on sale.
- For GCash or bank transfer, the guest sends the reference from their receipt, and you match it to the booking.
- The booking appears on your calendar, and your Airbnb, Booking.com and Agoda calendars pick it up the next time each one reads UpaKwarto's calendar.
Getting guests to your page
- Put the link in your Facebook page, Instagram bio and Google Business Profile.
- Send it to past guests when they ask about coming back.
- Add it to your Viber and WhatsApp auto-replies.
- Print it on the card in your room.
Before you invite a guest who found you on a booking site to book directly next time, read that site's rules on contacting and paying guests outside the platform, and follow them.
Keep it safe
Direct bookings still need the same protection as any other. Connect all your booking sites to the same calendar first; this guide shows how. Remember that the other sites only learn about a direct booking when they next read your calendar, which can take hours. For a peak-season direct booking, close the dates on the other sites yourself as well.
